Finding A Sea Isle City Vacation Rental

I offer several "extra" services that you may not get with other rental agents. For starters, my agency does not charge "booking fees" for rentals. You should stay away from agencies that do charge this extraneous fee on unsuspecting vacationers. In addition, I go the extra mile in helping prospective renters identify suitable rental properties by visiting the properties myself and providing recommendations. Most rental agents do not provide this service.

The process of finding a vacation rental in Sea Isle City and other Jersey Shore locations has changed drastically over the past few years. With the Internet now accounting for almost half of the Sea Isle rentals, agencies have shifted their methods of attracting attention to the rental properties they have available.

The Old way to rent

Only a few years ago, the average Sea Isle City renter would come to Sea Isle on a weekend when the weather was nice with nothing but a pen and a tablet. They would go to their favorite rental agency and have their agent print out properties that were available for rent when they needed them, and which fit their needs with amenities and price. Then they would be on their way spending most of the day searching for the perfect rental property.

Using the Internet

With access to the Internet, those days are gone. Many renters coming to now go on various Web sites and check pricing, availability, and look at pictures so they either can book their Sea Isle City rental property on line, or narrow down the search to a select few, so when they come in, they are well prepared. Customers are typically well educated about what’s available, how the pricing compares to other Sea Isle rentals, and what the house looks like. The Internet helps both the customer and the agents get the task done with less work involved on both ends.

Renting Sight Unseen/My added service

As I stated above, once the customer has found a property in Sea Isle they are pleased with on the Internet, they have a choice of renting it sight unseen, or coming down to Sea Isle and physically checking out the property. Those who choose to rent sight unseen, will contact me and I will give them a description of the property and rate it accordingly. If the rental property fits the needs of my customer, I will create a lease and mail it to them that day. Often the customer will ask me to go to the property to see what my opinion is on it, or they may have a question about the property that cannot be answered without further investigation. I understand that many live far away from Sea Isle City, NJ and I always offer my services to help find that perfect rental property. This is something I do above and beyond what most other agents do. That is why my customers come back again and again.

Once a customer has found a few properties they like, I recommend that they come down to Sea Isle to see them. I make sure to find out when they are coming down to the island and I have the keys pulled for them and the spec sheets on the rental property. This saves them time in waiting for me to print everything and pull the keys. Using the Internet makes everything convenient. Once they go look at the properties they like, they will either choose one, or come back and try again. Once their choice is made, I contact the owner of the rental property to verify availability, and prepare the lease.

No Internet Access? No Problem!

Some of my customers will still come in without having had access to the Internet and want to look at several properties that fit their needs. When this happens, I do a search, print the specs, pull the keys and allow them to go out looking around Sea Isle City to narrow down their choices. When they come back with a choice, I contact the rental owner for availability, and prepare the lease.

Once the lease has been signed

Both the tenant and the rental owners must sign the lease before it is a valid contract. Once this is done, the tenant will send in scheduled payments until the property is paid in full. A security deposit is collected along with the payments for the rental. The security deposit will be returned once the tenant has vacated the property in the same condition it was received. NJ Realty offers a “NO BOOKING FEE”, to our customers unlike some of our competitors who charge the customer a fee to process the lease.

If the property is paid in full before arriving in Sea Isle City, the customer is offered "express check-in" which allows him quick, hassle free access to his keys and pertinent information. This gets my customer in and out of our office and on their way to a relaxing, fun filled Sea Isle vacation.
